Ludhiana, which is also known as India’s Manchester for its world-class hosiery products, is fast emerging as a hub of realty infrastructure in both residential and commercial segments. The city boasts of nearly 130 realty projects registered under the Real Estate Regulatory Authority (RERA).

“The city of Ludhiana is fast evolving as a global industrial hub, which has accelerated the pace of realty infrastructure expansion, up-gradation, and up-scaling. Growing income and aspirations to lead a quality life have given a big boost to the development of real estate not only in the city but its peripheral areas as well,” said Pankaj Pal, Group Executive Director, Advance India Projects Limited (AIPL), a leading real estate developer.(SUBHEAD)

Architect Sanjay Goel, Director, Ludhiana Smart City Limited (LSCL) feels that Ludhiana's real estate sector is growing because its infrastructure is growing. The youngsters are inclined towards the new areas, where they want to spend life out of congestion and close to nature. “Ludhiana is quite safe and there are enough green and open surroundings. Ludhianvis are fond of luxurious lifestyles. Therefore, they are shifting to newly constructed localities and colonies,” adds Goel.

Those living in modern residential establishments are a happy lot. “We are a family of architects. What attracted us to the township of AIPL was the systematic approach towards the colony, and sewerage system. Everything is so well planned with roads, underground cables and tree plantations across. We feel so close to nature,” said Jasbeer Kaur, one of the residents of AIPL Dreamcity.

There are enough facilities available for education, health, and recreation in and around Ludhiana. There are many multiplexes, shopping malls, food courts, etc. Moreover, health facilities are also available at doorsteps. So, Ludhiana is all set to be a world-class example in urban development.

Growing population along with multiplying industrial activities leads to some unpleasant urban realities such as congestion, traffic snarls, pollution, and other civic challenges. As a result, many industrialists, businessmen and traders are shifting to lush-green and open spaces developed by real estate companies in the surroundings of the city like Sidhwan canal road & Ferozepur Road.

Inquiries reveal that high-end users and investors are investing in various types of property such as plots, villas, apartments, and affordable houses. Insiders say that there are still unlimited chances of real estate growth in and around the city.
